Neighborhood Info

Sand Creek Village
is a residential subdivision of Kingwood, Texas, located 25
miles northeast of downtown Houston on Hwy 59. Sand Creek is
subdivided into six sections and is comprised of approximately
1,100 single family homes.
Located
northwest of Houston this beautiful community has it all.
Golf course, lake views, boating, fishing and more! Close
to Kingwood Drive shopping, restaurants and entertainment are
just minutes away.
In Kingwood, nature seems to
permeate Houston's "Livable Forest" - even indoors.
The sound of chirping birds and
crickets is piped into the Kingwood Home Finding Center, set off
by the motion of prospective buyers as they browse the model of
the 14,000-acre Friendswood Development community.
Kingwood is divided into
Villages, each with neighborhood parks and similarly priced
housing. The development is connected by 58 miles of green belt
trails, often used by children en route to school. The
neighborhoods are dotted by highly rated Humble schools.
The thick pines and esplanades
in Kingwood have more of a manicured look than those in The
Woodlands.
Because of the heavy corporate
relocations market, several apartments offer interim housing.
Relocating buyers often prefer new houses over resales, said an
agent with Re/Max Northeast. Buyers are also finding good values
in Kingwood compared to similar houses elsewhere.
Kingwood is a bedroom
community, with most major retail and employment located outside
the community - Deerbrook Mall, Greenspoint or downtown, for
example. However, Town Center in the heart of Kingwood offers
grocery shopping and various specialty stores. Three fire
stations, a county library, a YMCA, and churches of many
denominations are in the community.
Kingwood was annexed by the
city of Houston, excluding the villages of Kings River and
Kingwood Glen. With the annexation, residents now pay taxes to
the city of Houston instead of paying Municipal Utility District
taxes. The city took over operations of 13 MUDs and also
provides police and fire services, with 51 law officers assigned
to Kingwood. Community associations and deed restrictions were
not affected by the annexation. Some residents are petitioning
the state for a referendum that would allow them be disannexed
from Houston.
Kingwood has received national
attention recently. The motion picture Tin Cup was filmed at
golf courses in Kingwood Country Club and the Deerwood Club,
where one of the holes was fashioned after the U.S. Open for the
movie.
The Southern Living Idea House
is also located in Kingwood and will be open for tours in mid
June. The home is being built by Period Classic, the custom
division of Village Builders, and will be featured in the August
issue.
Kingwood is located 25 miles
from downtown. A Metro Park & Ride is located in Town Center and
a second one is under construction at U.S. 59.
